The United Arab Emirates has emerged as the most attractive real estate investment destination among a group of major global property markets, surpassing both the United States and the United Kingdom in investor preference, according to a new international study that highlights the country's growing appeal as a global capital destination.

According to the Arada UAE Real Estate Investment Survey, conducted by U.S.-based research firm Penta Group, 56% of global investors expressed interest in investing in UAE real estate, ahead of the United States (54%), the United Kingdom (41%), France (28%), and Spain (27%).

The study surveyed 689 real estate investors across 12 major international markets between April 1 and April 23, 2026.

UAE Competes Directly with Traditional Global Property Hubs

For decades, cities such as New York, London, and Paris dominated international real estate capital flows.

The latest survey suggests that the UAE is no longer competing solely with regional markets. Instead, it is increasingly positioned alongside the world's most established real estate investment destinations.

The result is particularly notable given ongoing economic uncertainty in several advanced economies, where higher financing costs and slower growth have weighed on property activity.

By contrast, the UAE continues to benefit from strong economic expansion, population growth, infrastructure investment, and policies designed to attract foreign capital.

The results indicate that the UAE's competitiveness is built on multiple pillars rather than a single advantage, combining strong returns, political stability, regulatory transparency, and long-term economic growth prospects.

Investor-Friendly Regulations Support Capital Inflows

The survey also found that 34% of investors consider ease of ownership and investment procedures among the UAE's strongest advantages.

That figure rises significantly among regional investors:

  • 41% among Egyptian investors.
