The United Arab Emirates has emerged as the most attractive real estate investment destination among a group of major global property markets, surpassing both the United States and the United Kingdom in investor preference, according to a new international study that highlights the country's growing appeal as a global capital destination.
The findings come at a time when international investors are reassessing traditional investment hubs amid higher interest rates, geopolitical uncertainty, and slowing growth across several mature property markets.
According to the Arada UAE Real Estate Investment Survey, conducted by U.S.-based research firm Penta Group, 56% of global investors expressed interest in investing in UAE real estate, ahead of the United States (54%), the United Kingdom (41%), France (28%), and Spain (27%).
The study surveyed 689 real estate investors across 12 major international markets between April 1 and April 23, 2026.
UAE Competes Directly with Traditional Global Property Hubs
For decades, cities such as New York, London, and Paris dominated international real estate capital flows.
The latest survey suggests that the UAE is no longer competing solely with regional markets. Instead, it is increasingly positioned alongside the world's most established real estate investment destinations.
The result is particularly notable given ongoing economic uncertainty in several advanced economies, where higher financing costs and slower growth have weighed on property activity.
By contrast, the UAE continues to benefit from strong economic expansion, population growth, infrastructure investment, and policies designed to attract foreign capital.
Emerging Market Investors Drive Strong Demand
The UAE ranked among the top three preferred real estate investment destinations for:
| Investor Origin | Preference Rate |
|---|---|
| Egypt | 92% |
| India | 91% |
| Saudi Arabia | 85% |
The country also emerged as the leading overseas real estate destination among investors in several European markets:
| Investor Origin | Preference Rate |
|---|---|
| France | 63% |
| Germany | 60% |
| Switzerland | 57% |
The data suggests that the UAE's appeal extends well beyond the Gulf region, attracting both emerging-market investors seeking growth opportunities and European investors looking for diversification and capital preservation.
Investor Awareness Continues to Rise
The survey found that 51% of global investors are familiar with the UAE real estate market, placing it close to some of the world's most mature and established property markets.
This growing awareness reflects the increasing international visibility of Dubai, Abu Dhabi, and other UAE property markets, supported by large-scale development projects, international marketing efforts, and continued foreign investor participation.
High Returns Remain the Key Attraction
Among all respondents, 38% cited attractive investment returns as the primary reason for considering UAE real estate.
Meanwhile, investors from Germany and China identified stability and security as the most important factors influencing their investment decisions.
The results indicate that the UAE's competitiveness is built on multiple pillars rather than a single advantage, combining strong returns, political stability, regulatory transparency, and long-term economic growth prospects.
Investor-Friendly Regulations Support Capital Inflows
The survey also found that 34% of investors consider ease of ownership and investment procedures among the UAE's strongest advantages.
That figure rises significantly among regional investors:
-
57% among Saudi investors.
-
41% among Egyptian investors.
These findings underscore the impact of reforms implemented over the past decade, including expanded foreign ownership rules, long-term residency programs, and policies aimed at improving the ease of doing business.
Infrastructure Expansion Reinforces Long-Term Growth
The survey's findings coincide with continued investment across the UAE's infrastructure landscape.
Major transportation projects, urban developments, logistics corridors, airport expansions, and new residential communities continue to strengthen the country's investment proposition.
Combined with sustained population growth, rising demand for housing, and increasing international business activity, these factors continue to support long-term property market fundamentals.

EcoPulse24 Analysis
The significance of this study extends beyond the real estate sector itself.
At its core, the findings represent a broader shift in how international investors perceive the UAE within the global investment landscape.
Historically, global real estate capital flowed predominantly toward established Western markets, where investors prioritized size, liquidity, and long-term stability.
Today, investor priorities are evolving.
Capital is increasingly seeking a combination of growth potential, regulatory clarity, tax efficiency, infrastructure quality, and geopolitical stability. The UAE has spent more than two decades building a framework that aligns with those priorities.
The survey suggests that these efforts are translating into measurable investor interest.
Equally important is the diversity of demand reflected in the results. Interest is not confined to neighboring Gulf markets; it extends across Europe, Asia, and emerging economies, indicating that the UAE's appeal has become genuinely international.
While the survey measures investor sentiment rather than actual capital flows, sentiment often serves as a leading indicator of future investment activity.
If these trends continue, the UAE could further strengthen its position as one of the world's most competitive destinations for real estate investment, reinforcing its broader role as a global center for capital, business, and wealth creation.
